It may be a back and forth process depending on what you are looking for and what is available. If not, they may offer alternative dates, room type, view type, or location. They will let you know if what you are requesting is available. Once you decide your dates and which resort you’d like to stay at, you can contact the broker or owner. The more popular resorts (Beach Club, Boardwalk Villas, Bay Lake Tower) and the cheaper point rooms (Value and Standard views) are reserved quickly. That means that there is usually very little inventory available at any resort within 4-6 months before stay date. Owners can book at any resort starting at 7 months ahead of stay date. Units become available to rent 11 months ahead of the stay date for owners of a specific resort. I can’t stress that enough! If you are looking for a last-minute rental, you probably won’t have any luck unless it a slower time and you don’t care where you stay or what kind of room you book. There are a few things you should be aware of before initiating the rental process. If you know a DVC owner, they may rent points for a few dollars less than the brokers. Both brokers mentioned above do an excellent job explaining the price per point. The dollar value per point is always increasing, especially as it becomes more popular to rent DVC points. It’s easy to determine the number of points need by using David’s calculator. For example, an Animal Kingdom standard studio is 68 points for a week in January, but it increases to 98 points for a week in July. Some resorts are more popular than others and thus, cost more points. Also, there are different seasons, and point values fluctuate based on the demand.
